Dwarka Expressway was inaugurated recently, marking a significant transformation of Gurgaon’s real estate development and urban landscape. Spanning 19 kilometers and offering eight lanes of traffic, it links Delhi-Haryana boundary with Kherki Daula; additionally, Urban Extension Road-II runs from Nangloi-Najafgarh Road up to Sector 24 Dwarka.

Gurgaon’s infrastructure improvements are more than merely utilitarian; they also reflect its increasing importance as a real estate market. The Cloverleaf Expressway connects key destinations within Gurgaon while also granting access to major cities like Delhi, Jaipur and Mumbai via its main arteries like Delhi Jaipur Mumbai (DJM). DLF Ltd – India’s biggest listed real estate developer has recently introduced DLF Privana South which resides between sectors 76-77 of this vital route.

Aakash Ohri stated in a statement about the benefits of Dwarka Expressway that it will transform the area surrounding the cloverleaf Flyover into an important business corridor housing commercial, retail, and upscale residential ventures; making Dwarka Expressway an essential economic artery. Furthermore, Aakash Ohri highlighted how this hub will become an important focal point. The Dwarka Expressway connects Gurgaon to major expressways connecting Gurgaon with Delhi, Jaipur, and Mumbai. Once completed, its cloverleaf-shaped flyover will enable residents of newly developed sectors in Gurgaon to bypass Kherki Daula Toll Plaza and access National Highway 8. Recent launches such as DLF Privana in sectors 76/77 have seen tremendous interest and demand surge as residents look for access to infrastructure investments made by their government. This development may draw residents from other cities due to Gurgaon’s strong infrastructure development plan.

DLF plans to launch its latest integrated township, known as DLF Privana or DLF6, at this location, similar to DLF5 with residential areas, commercial centers and entertainment zones.

Long awaited, the Haryana section (Dwarka Expressway) of the Northern Peripheral Road will become a key milestone in creating residential pockets with rapid growth through seamless connectivity. Dwarka Expressway area and New Gurgaon have emerged as key targets for high-end developments in Delhi-NCR. Anarock research indicates that between 2013-2023, approximately 53,030 residential units spanning different price points were launched there; an additional 10,515 are projected for completion within two years – real estate developers have quickly snapped up large tracts along the benefits of  expressway corridor since its creation to develop these residential projects.

JLL’s separate analysis indicates that developers have secured over Rs3,100 Cr in value in 17 transactions since CY2022, totalling 175 acres in this submarket. With increased connectivity brought by the expressway, potential homebuyers from Dwarka and western parts of Delhi are becoming more attracted to apartments with modern features, such as dedicated parking spaces.

Gurgaon’s newly developed areas, connected to NH-8 by a cloverleaf Flyover, will benefit from having access to an alternative to Kherki Daula Toll Plaza that will ensure better connectivity and further cement its status as Gurugram’s epicenter – welcoming businesses, families and tourists who wish to develop themselves within an innovative community.
